About us
Meet the passionate geospatial experts behind Academy Geomatics. We deliver precise surveys with real-world insight. Learn more about our leadership team.
When a property or construction dispute reaches a solicitor, survey evidence can help establish what is physically there and how it relates to the documents in question. Our experienced team provides independent surveying, measurement and expert witness support for disputes involving land, buildings, boundaries, access and construction.

Deeds, Land Registry records and historic plans don’t always match what exists on the ground. A fence might’ve moved, or a building might not sit where an old plan suggests. A boundary shown on one document might appear differently on another.
Our boundary surveys and Land Registry plans provide accurate measured information to help legal professionals investigate these discrepancies. We can relate physical features to plans and measurements. This gives solicitors and other professionals a clearer basis for understanding the issue.
For wider property matters, topographical surveys, measured building surveys and area measurements can establish the dimensions, position and extent of land or buildings. We can also use aerial surveys where a wider view of a site or its surrounding features is useful.
A boundary survey might be one part of a much wider evidence-gathering exercise. So, we focus on capturing the relevant facts clearly, without making the process harder to understand than it needs to be.

Legal cases often depend on details that are difficult to communicate through written descriptions alone. A few centimetres can matter. So can the precise relationship between a structure, boundary, access route or neighbouring property.
Our laser scanning and point clouds can capture buildings and other features in high detail. This creates a precise digital record of existing conditions. We can then use this information to support dimensional verification, produce clear CAD or PDF plans and provide measurements that can be checked against drawings, specifications or other evidence.
Where movement or change is relevant to a dispute, precise monitoring can provide repeatable measurements over time. Utility mapping can also help establish the position of underground infrastructure where it forms part of a property or construction matter. The aim is to give legal professionals information that is clear enough to use and detailed enough to withstand scrutiny.

Survey data can be highly technical, but the people relying on it might not be surveyors. Legal professionals need to understand what the measurements show and what conclusions can reasonably be drawn from them.
Our team takes care to present technical information in a straightforward way. We can produce clear evidence plans and supporting survey information, with the methodology and survey control documented so the work can be understood and, where necessary, independently reviewed.
We can also provide expert witness services under CPR Part 35, supporting legal teams where specialist surveying evidence is required. Independence matters here, as does careful handling of the underlying information.
Our work can support matters involving land ownership, rights of way, encroachment, construction accuracy, planning, property condition and other technically complex disputes.

Legal surveying often starts with a question rather than a predefined survey method. What is the actual position of the boundary? Does the constructed work match the approved information? How much space does a property occupy? Has a structure moved?
We start by understanding the question and the evidence already available, including relevant plans, drawings and other information supplied as part of the instruction. We can then determine which survey techniques are appropriate and produce outputs that directly address the issue.
Some instructions are sensitive or confidential, especially where disputes are ongoing. We handle survey information carefully and can prepare anonymised evidence where a project needs to be referenced without identifying the parties involved.
With experience across land, property, construction and infrastructure surveying, we provide accurate, defensible information to support legal professionals and their clients.
